SouthQueens...I am not taking the advice of anyone that despises this city, thinks the new cops are losers and just riding the coattails of senior guys, or works as hard to keep people out of the city as you do...your biases are ridiculous.

The fact remains that the city is STILL strong and healthy, prices are stable, demand is strong, vacancy rates are STILL at all time lows, and people continue to move to NYC. Yet all you can talk about on these boards is the doom and gloom, the collapse of the police force, spiraling crime....none of which are true! Nice job.

I would be happy to share with people the reality of what is occuring in Concourse. It is the neighborhood that encompasses Yankee Stadium, and is seeing the most growth and investment than almost anywhere else in NYC, let alone the Bronx. Not only are they building a new stadium, they are creating a giant retail hub that will include mainstream retailers like Target and Marshalls, restuarants, shops, and a beautiful waterfront Park. In addition, they are greening the entire district, as well as creating parkland, upgrading the infrastructure with new sidewalks, street lights, and repaved streets, new condos/co-ops are coming onliner due to the demand, as well as increasing rents, a new MetroNorth stop is being added, besides upgrading the train stations. The Stadium will be done by next season, and the rest will be completed in 2010 (or sooner)

You should be so lucky to be "stuck" with owning anything in this area. If anyone wants to learn more about this "terrible" place...check out what is actually occuring..the last thing people call this area is Vietnam...completely ridiculous.

Guy, most people wouldn't spend their hard earned money getting locked into property in one of the city's high-crime areas. These people do not know the area, and you have them moving in lock, stock and barrel? Why not suggest they rent for a yr or two to see if they like it?

You seem to only want to talk about the north end of the area, by the courthouse, but these people will also have to walk by the east end, near Park ave. Those PJ's are called Morrisania Air Rights, and I assure you, this is a dangerous area. I don't know what the real estate agents are calling Concourse Village these days, but The Village, as it's called, consists of Concourse Village East and Concourse Village West and they are about a 1/4 mile from Yankee Stadium, with Park ave to the east, and Concourse Village West to the west. The shopping area parking lot to the north, across from the courts, and East 156 st to the South.

I say rent for as long as you want..it really has no effect on me, however your opinions on the area are just plan wrong, as is your doom and gloom overall on the city. I am providing the truth about the area, and why being "stuck" owning there would be very lucrative, but then again..feel free to rent!

Furthermore, I am not advocating anyone getting "locked" (again with the locked, stuck words) into doing anything, nor am I telling people to leave the Upper East side or any other area and buy anything anywhere. Gloom and doom all over the city. You obviously haven't read my posts. I know which areas in the city are good, and I know which ones will weather the bad times and which ones will become much more dangerous. Concourse Village is NOT right next to Yankee Stadium. It' s about a 1/4 mile away, and in an urban area in which one block can change to the next block, a 1/4 mile is a big distance. I know this area, and I know the PJ's near them. Go walk around there at night before you buy there.

I live all around the area..I don't just "walk around them" from time to time like you. Unless of course you live in the area? I am glad to know that you have the psychic abilities to know what nieghborhoods will progress, and which will stagnante, you would think with such knowledge you could makes lots of money and retire from the dreaded NYPD.

As I stated, as someone who LIVES in the South Bronx, and not just drives through it, reads articles about it, or works around there, I give my perspective to anyone that cares to listen. Or you can take the advise of others....however I stand by my statements and all the massive investment that has swarmed the area as of late, and more that is on the way.

Here's my boundaries for Concourse Village starting from the west and going clockwise:

Harlem River, Jerome Av, 161st St, Morris Av, Park Av, 149th St

Anyway, I agree with Morrisania Air Rights Projects being dangerous. They are known as "Vietnam projects" in the eyes of residents. That and the nearby methadone clinic equal a recipe for social disaster.

Thank you for shedding light on the neighborhood, but you missed part of the north side. Per Wikipedia:

Concourse Village or more recently referred to as the downtown Bronx is a subsection of Concourse. I think the person that started the thread was referring to the neighborhood not the actual Concourse Village subsidized housing development. The area is part of Concourse, but personally I think it has been distinguished from the general Concourse area because of the many Co-op buildings in the area, the courthouse, Bronx General Post Office, parks, and Yankee Stadium. On another note, I do like Downtown Bronx, but I have to admit that the neighborhood has a long way to go before it feels like a true Downtown area.

The neighborhood is frequently referred to as Yankee Stadium area and Highbridge, which is west of Jerome Ave., by real estate agents. Trulia.com refers to it as Fleetwood - Concourse Vilalge. I don't get the Fleetwood part. Anybody heard of Fleetwood? Also, what are the boundaries of The Hub?
