this move will have little to no effect on a metro area of millions and millions. Don't believe the hype you're hearing from Amazon. You're being bamboozled.
You can say whatever you want. the fact is that LI is way desirable than Westchester. Real estate prices support that. similar houses cost more in LI than in Westchester. LIRR vs Metro north? that's no brainer. LIRR will have east side access soon and now with Amazon in Queens with a LIRR stop in LIC. You know which wins

As for "similar houses" costing more in LI - nope. If you don't include the urbanized areas of Mt Vernon & New Ro (which have their own attractiveness if you like small cities) you can't really compare.
I don't know if you are new to the area but other than particular parts of the LI North Shore, there's just no comparison. And yea, when the LIRR finally actually can discharge at GCT it will be better for the stressed-out LI commuters, but they will still be on the LIRR, one of the least popular railroads (by commuter surveys) in the nation, let alone this area.
just compare the prices in Great Neck and Scarsdale. they are one of the top neighborhoods in each area. Price per squre foot in GN is at least 20% higher than Scarsdale.
Did you mention real estate tax? Westchester is way higher. The surveys don't matter. You hate NYC subway? a house by the subway can cost 3 times per square foot as much as those in the best area of Scarsdale

Yeah, people complain about the subway a lot and it's still considered a huge positive to live near it.

Its not "so much better" - its just generally preferred. And no, Nassau has a higher household income (ie which really translates to a lot of people in one house working). It does not have a higher working individual income. Also, the median property prices in Westchester ($516K) are higher than Nassau ($471k) (which leads to higher taxes of course - but that's because the median property price is... higher)
The main reason, of course its subjective, that Westchester is generally preferred is the mobility from Nassau. Getting anywhere (other than to the other end of LI) is held hostage by multiple parallel overcrowded highways (none of them work, they all suck!) or the incomparably bad LIRR. This is reflected in population densities too - much higher in Nassau than Westchester.
If you are just sitting in your house and popping down the street - then its no big deal.
There is also the less quantifiable issue (referred to by another poster here) of .. culture. Yea sure you can call it snobby, but the strip-mall culture that predominates all over parts of LI just does not exist in any great form in Westchester.
