Why not just bust a move like Lenin and simply give tenants the building and be done with things.
I guess it's a good example about how bad actors bring these things on themselves. If there weren't so many god-awful landlords, there wouldn't need to be so many protections.
This is why I’d never buy a rental property or two family in NYC. My proprrty is mine and no amount of “bad landlords” justifies communist control of private property. Section 8 is a guaranteed way to bring a low-life into your rental. I’ve seen it time and time again professionally. Anyone who accepts this is a fool.
Greed has caused these laws to happen.. if landlords weren't so greedy and finding evil means to kick out old tenants just to charge triple the price then these laws wouldn't be around in the first place.

I can understand the laws, but I also prefer to have a good relationship with my landlord/super/whatever. If you're dealing with the laws that I've seen in the rent stabilized rider/etc, you either have a terrible landlord or you're a terrible tenant. I've never had issues, aside from a few minor inconveniences at my last apartment that would require redoing the building, that I would even consider referring to the law for. If I did, I'd probably just move because come on, if you're dealing with these issues it's going to mess with your sanity and your otherwise valuable time.
Now for those who pay next to nothing like my friends grandmother, I'm not really sure. You're lucky and the math works for you. I don't like section 8 or the projects though.
Owners have the right to deny others the use of their property. NYC’s communist obsession with negating that right is un-American. No one should be forced to rent to a Section 8 person. My professional experience is near 100% that such a situation is a disaster.

Many landlords are in fact exempt from Fair Housing for a 2-family if you live in one unit. With Mrs Murphy's Exemption. We just bough a multi-family in Bayside. Relative lives on main floor. And we are renting the top floor. Thinking about the rest of the space for now.
Qualifies for the exemption. No problems. Even makes you exempt from NYS discrimination laws.
