Affordable is relative. I mean I wouldn't mind paying 2 to 3 thousand for a studio being near work once kids are gone so affordability depends on what people are charging nearby
Did a quick search on Streeteasy for Astoria in new building/outdoor space/laundry in building - One bedrooms range from $2700 - $3150 p/month. Sounds like $2320 is genuinely below market rate for that housing stock.

I have said this once and I'll say it again.
Unless the government steps into to regulate Real Estate
homes will continually flip displacing more and more people.
It is not the Property Owners. The finger points at the realtor
short term investor. They are lining their pockets quickly and
passing the burden of purchase onto the new home owner and
eventually the renter.
The city will not intervene as this behavior of real estate fattens the coffers of the politicians
and their wasteful spending habits. Flippers are the cancer that have made this city unaffordable
and the city politicians are turning a blind eye while transfer taxes on home sales line their pockets.
Unless you are pulling in $100,000 a year you are doomed. Seek shelter elsewhere.........

I live in Astoria, about 7 blocks from the Ditmars stop, in a not-remotely-updated large one bedroom in a private home, zero amenities. I pay $1800. I don't think $2320 is bad at all!

And I'll say again that you are completely wrong. People keep trying to fit a square peg in a round hole, there's too much demand and too little supply in NYC. Nobody has a god given right to live here. There are literally thousands of legitimately affordable towns across the United States, but everyone tries to cram into a dozen or so top destinations.
You can ease the supply crunch by relaxing zoning laws to turbo charge development, but then all the NIMBY's start crying and nothing changes

i took a look at what's out there, and it's pretty much market value for a new place in a good area...
if you can't find a nice one bedroom near the train for under $2500 i'd be very surprised
however, the rent is not stabilized in any way, which sucks... also i highly doubt the 'normal rent' apartments in this building will be easy to rent, considering you can live in hells kitchen or the UWS for close to the same
