To legally convert a 1 family to a 2 family house, is it neccesary to install a separate electric meter. Are there any square footage requirements for 2 apartments? One would be a 400 square foot studio, the other a 750sq ft duplex with bedroom in the celler/garage that has an egress to ground level. Thanks

Not sure about the square footage but if you plan on renting one or both units out, a second electric meter would be the way to go.

I know but plaster on brick walls, would be a real pain in the neck to run new bx to the breaker box and it's only the studio that would be rented out.

You'll never get a second meter if the house is not a legal 2 family. You need that designation from the city first.

Havig said that you could submeter the power to the studio. ConEd frowns on that but the chances of them finding out are next to zero. Since you wouldn't be under RS regulations a lease for the space would have to be written with a clause that designates the LL as sole arbiter of electric usage.

I'm not looking to put a meter in a an illegal 2 family. I'm investigating what my cost and time to legally convert will be. I was thinking about a submeter but I doubt the wiring is a homerun directly to panel leaving me with the same problem of how do I avoid running new bx. I just checked and you can have a shared meter as long as the LL pays all the bills so I'm good there. Any idea what filing fees are? I'm not worried about cost of electrician and plumber to sign off on job but what is the city filing fees and engineer going to cost? Thank you for the replies.

I was going to say.... if you only plan on renting the studio, you can avoid the second box by including electricity in the rent.

In your case of a legal (your C of O indicates 2 dwelling units) 2-family there should be no problem in requesting a 2nd meter from Con Ed / National Grid (or whoever your gas supplier is).
