An idea for a sociology PhD dissertation project: compare socioeconomic status of people moving out of vs. moving in NYC, and ask them why they are moving either way. My guess would be that those moving out are more affluent than those moving in, and gentrification is the least important reason for either. Considering the absence of gentrifiers in the Bronx, I would say pumping up the rents in the Bronx is far more a function of the lavish Section 8 than of any gentrification.

It has little to do with the rent, but more with socialistic policies that will eventually bring back the burning south bronx era.

The poor are staying put in cozy NYCHA. It’s the wealthy that are leaving due to high cost living.

Approx 13k population loss from Queens, a bit smaller number from Brooklyn, 7k from the Bronx, 1k from Manhattan, small gain of a few hundred for Staten Island.
