Default The Rental Market is KILLING Me.

Seriously. I'm smoking so much more because of the stress, and as everybody knows, smoking kills.

Okay, so here's my situation. We were lined up yesterday to get a damn nice place - 1600 sq foot 3 bed duplex near the Grand L in Williamsburg/East Williamsburg/Bushwick/Canada/Las Vegas/Whatever for 3200, put the deposit down, and then right as we called to get the go-ahead from the landlord, the guy brought up to the broker that he didn't want students.

Now this is the second time this has happened to us, so I'm going a tad frantic, as I've gotta be in a place within 3 weeks.

Craigslist is going dry quickly as we're approaching May, so it's panic time. Your humble OP is wondering if anybody had any prospective listings or whatever? Care to help a brotha out? Heh.

I did (if he's reading THANK YOU! that brokerage actually gives a discount for students for my school!) and my roommate is going to meet with his broker friend today.

But, nevertheless, I have to cover all my bases at this point. You've got a good memory, Henna!

Its the spring time, why are you worried? Plenty of apartments are out there. Just be flexible as to what you are looking for and the area that you are willing to look in.

That landlord is an idiot for not taking students. Good luck with renting the place, then. I'd say a good 80% of rentals are from students of some sort. I used to run into that a lot when renting in Williamsburg. Lame owners and they'll sit with that space a while--watch.

Oh, good to hear. They also give a free bike with each rental..at least they used to! Hope it works out!

Seems like he was talking about newly signed leases, not people who have been in their apartments for 20 years. Also the OP is asking about Williamsburg and jjbradley's area of expertise is in Wmsburg and the vicinity if I remember correctly.

I was talking about the Williamsburg/Greenpoint areas, and specifically, 2/3/4 family apartments either built or gut-renovated in the last 6-8 years in those neighborhoods. Typically, these apartments are non-rent stabilized, and are very high market cost.
A landlord in Williamsburg would rent, for example, a 3 bedroom gut-renovated apartment for $2700 to 3 students very quickly, as opposed to finding a family or couple to rent that apartment. I speak from experience. It will sit on the market quite a bit longer while looking for that perfect family or couple. A student rental might yield a bit more maintenance and problems during the lease, but for some landlords that outweighs losing 2-3 months on rent.
