Maybe if my name was Vlad and I was an import/export Russian businessman then I would consider buying that condo. As well as staff the front and side entrances with young men in adidas track suits who glare at anyone trying to come into the building.

Now that we're working from home so often, I'd probably take this if the B train were extended and it ran all day, all week. Oh, and if flood risk was like, nil.
The second listing is right by York College. Is that South Jamaica?
This isn’t where you want to live. Area is pretty seedy, many drunks hang out in the summer on the streets. Honestly even without them the streets need some type of beautification effort / upkeep. The businesses cater to very low income residents. Archer Ave and north is where construction is taking place. But even so it’ll probably take another five years to feel attractive to outsiders.

The only people buying that are those looking to live in the specific ethnic enclave. For $1MM,.you can get some pretty decent coops/condos in much better parts of BK.
There is a difference between home value and value of home.
I would rather live in an older building in a safe neighborhood than a new pop up surrounded by crime.
Jamaica Queens scores a dismal 51% on livability compared to a score of 91% for nearby Rosedale.
