i know the area well.... its a nice area , still has its fair share of crime .when i lived there we were the auto theft king of nyc in that area.... the easy access to all highways kind of made getaways easy...
the schools in the area in the lower grades were fair... personally i had my kids in private school because of it... if i had to do it again it would have been cheaper for me to pay long island taxes and use the schools then live in kew garden hills

Parkway Village obtained a new mortgage of 41 million dollars to pay for the new heating system and to pay for many debts. The corporation agreed to pay a 4 million dollar prepayment penalty payable to Chase bank to satisfy the old mortgage so now Parkway Village has new debt of around 25 million for 30 years. Shareholders will be hit with a 15 % maintenance increas putting a 2 bedroom apartment at around 1200 dollars a mont in maintenance.

It looks like the Parkway has been left to detoriate on purpose...There is an obvious potential, but the visible garbage and the worn out entrances just don't have the appeal for buyers. These problems could be easily fixed but they are not.Why? Are some residents looking to depreciate it's value so they could get the consent of others and easily sell it to developers?Is money so short because they are changing of the heating system, but so short that they can not paint the entrances? We were to buy there because we liked the "green neighborhood", but now we are rethinking....does anyone have a sincere advice? without the "hidden" intentions...isn't there nearby the best high school in Queens?

Now that the village has a a new mortgage and when they finish the heating system perhaps they will be able to fix and paint the entrances and make the place look nice.

Ive been there for 10 years.
My wife and daughter fell in love with the place when we went to visit a coworker there 11 years ago, and left me little choice but to buy there. I will admit that some parts look a bit run down, and the maintenance costs are relatively high. However, a lot of these costs are offset by the fact that a decent percentage is applied to interest and property tax, both of which make for a better income tax refund.
I have seen a definite improvement since the refinance went through. Yes there are things that I am not happy with, but that is true anywhere. My neighbors are great, a diverse mix of people, some long time residents, others just starting out.
The commute to midtown is good, be it by command bus or the E/F train (I use Briarwood station instead of Union Turnpike. 10 minute walk, or 2 bus lines that serve that part of the route.) I can not speak on the public schools there, as my daughter went to private school. However you are a 5 minute bus ride from Townsend Harris HS, CUNY Law School, Queens College and St Johns University.
As far as shopping, there are 2 grocery stores in walking distance, and another 2 within a 5 minute drive. There are ample take out food places, Chinese, Japanese, Thai, Italian, Indian, etc. An excellent deli on Parsons blvd, 24 hour laundromats, the list goes on. Queens Center mall is just a few stops away. Bottom line - my wife does not drive, and never had to worry about being able to easily get anything she needed.
On top of all this with the housing marking being what it is, anyone buying now will probably see a positive return on their investment in a relatively short time.

What!  That's insane. What are the maintenance fees on a one bedroom?

so yes!We bought here and have been happy ever after....Parkway is great for families with kids!!!Our friends say HEY YOU LIVE IN A BOTANICAL GARDEN!!We LOVE love love it!!!
You should know that there are people who want to "sell off" this complex and make big money in the process....they are probably the ones who write all the nasty comments....
Maintenance is a bit high but i guess that's the price you have to pay to live in a paradise....but compared to some of the other places we looked at it's pretty fair, for two bedroom apt. it's about $1100..
But hey we think it's worth it, this is a unique community and we are more than happy to have the opportunity to be the part of it...
so future buyers , don't be scared...come and see yourself...we're having great foliage show off just about now
