Section 8 Question
What are the odds of a person with an outstanding rental history, finding a nice one bedroom apartment in Manhatten or Brooklyn (in a decent neighborhood) that accepts section 8? Is there such a thing?

usually section 8 apartments are not in great neighborhoods. i doubt you'll find section 8 in manhattan. in brooklyn, most of them are in east new york, crown heights, bed-stuy.

You can try a Realtor and explain what you are looking for. You might luck up on a nice 1 bedroom in a decent area. It has been known to happen but with Market Rate rents being out of control, it is much harder then it was years ago. Previously, more landlords accepted it because they could get higher rent from the government then a tenant who was not on Section 8. Nowadays, that has changed since the maximum the government will pay tends to be lower then what the market will bear.

By law, the landlord must accept vouchers if the building is over a certain size. Here's an article from the NY Times.

That is interesting. I wonder how well the law is being enforced or how you can prove that you did not receive an apartment due to section 8? I know my landlord gave several tenants section 8 applications and then told them if they were approved they would have to leave because he did not accept section 8. It looks as if he cannot legally do this if a tenant does succeed in obtaining section 8. Thanks for the info.
