If you want Grand Concourse, like I mentioned earlier, check below 167th. The buildings are in excellent conditions. I suggest the Fish building (1150 Grand Concourse at McClellan) or the buildings near it.

The neighborhoods right near Yankee Stadium are not as bad, but honestly are not that hot themselves. You can build as many pretty new developments you want, but as a co-worker says, "new buildings, same old ragga muffins in them"- and she'd be right. You can't improve an area just by building a nice structure if the people are still in the same mindset.

Have you looked at some of the tenants? Now, I live around there, mind you. The buildings are in decent shape structurally but are run-down otherwise mostly because of the tenants that live there. It's still not great. There are very few buildings around there even on the Concourse that'd I'd live in.

There is a growing homeless problem at Joyce Kilmer Park (161st/Walton). Plus, the farther east you are on 161st (away from the subway), the more unsafe it gets. There is a methadone clinic on 161st/Morris. You see many people on the Bx6 getting on at this stop trying to sneak in through the back.

Morris Pk and Victor street is near White Plains Rd--area is declining not as nice as on the other side of Bx'Dale going towards Williamsbridge, but it's not a 'war zone" either, and no comparison to Monroe

Very true, many of the people in Van Nest are coming from the Southwest Bronx as they are trying to earn a better life for themselves and their families.
