Default Does Rent-Stablization/subsides increase or decreased Quality of Life conditions????

What I mean by quality of life conditions is issues like people hanging out or sitting in front of buildings acting in an undesirable, rowdy and uncivilized manner. Inconsiderate of other tenant's rights to want to enjoy their apartments in a quiet and peaceful manner. Grafitti on buildings, hallways, loud music, etc.

These issues are huge in the Bronx. That's why I'm in favor of gentrification in the Bronx and I hope it happens soon. It's way over due. Look how nice Harlem has gotten for the past several years. Crime has dropped and quality of life has increased.

The Bronx has always been the forgotten borough. I really wish these issues would go away by the city allowing Landlords to raise their renting critiria standards (among other things) without tenants pulling out the "discrimination" card and then trying to sue the landlords. In my opinion, the rent stablization law as well as rent subsidies by the city (section 8, work advatage, HASA, PA) aids and is a contributing factor in allowing these undesirable issues to continue.

What does everyone else think?

stabilization has no bearing as income isnt a criteria....... only how long you lived in the apartment .....

You are right...therefore since no income requirement is neccessary, does that increase or decrease quality of life living conditions?

It really dosnt mean anything. we live in an awesome building in bayside, its rent stabilized... almost every building that was converted to co-op and was non eviction has stabilized tenants. its really a moot point with no answer... the overall income,crime rate and condition of the area is more relevant
