It's going to take a lot more than a fancy hotel to lure people to that hell hole, great for unsuspecting tourists though.

Some parts of ENY are actually okay. Just very under-serviced and isolated. I definitely think it's getting better, but this just seems like such an odd business decision.

Why would anyone pay $150/night for ENY? You can get Manhattan for not much more, depending upon season and hotel. That is mind boggling.

This does not sound like what most people think of when they think of a "boutiqe" hotel. It will probably do ok as another bunch of rooms close to Kennedy because all the other places in that area are usually full but nobody will stay more than 1 night before or between flights. They may get an occasional unsuspecting tourist or two but I doubt if they will stay more than 1 night either once they realize where they are.
