By now you know about the new Yankee Stadium, the new park along the waterfront, the new Gateway Mall with Target/Bed Bath & Beyond/Marshalls/etc, and you also know that the area south of 149st through 135th is being rezoned fro mixed use of towers, parkspace, commercial, condos/co-ops. But now the city is moving towards rezoning the remaining area around Yankee Stadium to replace the old souvenir shops, ragged bars, auto shops, and empty lots to "transform the blocks around the ballpark into a neighborhood of high-rise towers, wider sidewalks and new shops." This area, and the South Bronx is particular, is literally being rebuilt and redeveloped for the working/middle class, and this new rezoning will be a last step to taking the community to the next level....I look forward to the new development and amenities! Good call by NYC by revolving this project around mass transit. The rezoning will take place between Yankee Stadium (B/D/4 lines as well as Metro-North on 153rd St) and the Melrose Metro-North station at Park Avenue (under the Morrisania Air Rights Houses).
I wouldn't want to be coming home from work to that area on a game day. The huge crowds of dumb tourists I have to deal with who transfer on 125th are bad enough as it is.
They should significantly widen all the subway stairways/platforms/passages, or add additional stairways to reduce the ridiculous congestion there before and after games. I don't see how you could add to the density otherwise... it'd just be impossible to get anywhere in the summer otherwise.

they can rezone all they want, but is there the demand to build residential units right next to an elevated subway? Elevated trains tend to moderate land values because they are undesirable to live next to. I don't expect to see a new wave of construction as a result of this, although I am all for increasing zoning for residential uses.
Yeah I went to the new Home Depot..it was great...I picked up a couple palm trees and some other stuff they had on special. It very convenient having one so close..and judging by the huge numbers of people in their...I wasn't the only one happy it opened in the neighborhood. There is ALWAYS a demand for hosuing near transportation in NYC..it is in other parts of the country where that kind of transportation (elevated tracks fro example) would be a deterrent. In NYC, being walkign distance to a good train station greatly elevates land values because so many people find it desireable. So in theory I agree with you jackson, but in practice NYC is the exception...being close to an elevated train is a plus, not a minus the majority of the time.
