The real estate market has not even begun to hit bottom yet. The realtors will lie to you on behalf of them and their clients and tell you to buy now like a good sucker. I say don't touch Manhattan real estate with a 10 foot pole until we start seeing studio apartments UNDER a quarter million again. Its our hard earned money why get robbed?

manhattan never follows logic, what may still seam to high may turn out to be a good deal...

we had 2 hi-end co-ops we sold last month as we unwind a family real estate business.. both went for within 10% of the high... it took a few months instead of just days to sell but they were snatched up far quicker then even i expected

Matzoman...the realtors cannot see the future anymore than you can..so how do you know we have "not even begun to hit bottom yet." Your agenda is clear..."starve the market and watch the prices drop like a rock"..while realtors insist "there is no better time to buy than now." Looks like you are just as bad and nonsensical as the realtors, just on the other side of the coin. If you are buying, you should be a longterm buyers, and therefore year over year price increases and decreases are moot. If you are buying, ANYTIME is a good time IF you are financially prepared and a longterm buyer. If you are NOT financially prepared, then now is NOT the right time, regardless of whether the market is going up or down (buying just because the market is going up is what got us into this mess in the beginning). So I would remember Matzoman clearly has an agenda (which he stated explicitly in his post)...being financially prepared and a longterm buyer makes ANYTIME a good time to buy, regardless of what is happening in the housing market. In 10 years (maybe less years, maybe more) this will be just another blip.

anyone who thinks they or someone they know has the inside track on calling any markets is in for a rude awaking when they get burned or dont profit when they should.... you may as well guess at next years weather or the sports scores

That's why when I bought.....

1. I was financially ready
2. I bought it as primarily a place to live
3. I didn't worry about the market much

Robbed? Nobody is forcing you to live in Manhattan.

If you can't afford Manhattan, there is always Brooklyn, Queens, Bronx, or Jersey.

Yes true, maybe us non millionaires need to just accept are lot in life and give up on quality of life and proximity to work and services. People like Madoff and Trump are the only ones worthy of living non outer boro.

i dont live in nyc, but i try to keep up to date with real estate prices because i am planning on moving there within the next 3 years

isn't it pretty fair in manhattan to say that 100 sq ft is 100,000 dollars?
