the city as a whole only grew 3% (or 200,000) from 2000 to 2007. 3 of the 5 boroughs declined in population as of 2008. btw, the only reason nyc keeps growing every year is because you have immigrants to fill the gaps of the middle class fleeing south.

no, the lower middle class population is increasing. about 50% of this cities population makes less than 38,000. you also have well over 600,000 people in the projects and that number continues to increase day after day.

i say that because there are still affordable (by nyc standards) areas, for instance just south of bushwick ave and just east of rockaway ave. housing here is $650/br. but you do have a point though. the average rent in this city is $2000/br which is crazy.

not on their own income they are not. teachers dont get paid enough to do it.
prove me wrong, go to zillow.com right now find me a house in NYC proper that one person can afford on a $50,000 a year income with 3.5% down Fha 30 year fixed mortgage(the least expensive (upfront) and easiest way for a teacher to buy a home). edit: oh and at today low rate which is currently 5.36% a little more for FHA i think.
the vast majority of my friends are teachers so if you can find me these homes in these nice areas let me know and i will happily forward it to them

Well here is a home that was BOUGHT BY A TEACHER who makes $70,000 per year, single, 33 years old and put 5% down. In fact, there are still a few available....this is in the South Bronx where the bulk of affordable housing is geared to the working/middle class, like teachers, police, post office, firemen, are able to buy and invest..which is exactly what is happening. His neighbors are cops. Of course, if you are expecting to live in the Upper East side at these prices, and with that salary...you are outta luck..but that has always been the case and its nothing new. There are plenty other examples, an abundance actually, of affordable rental/sale homes available...you just need to do less complaining/more searching..its right in front of your face. http://www.nyc.gov/html/hpd/download...cord-homes.pdf

and the south bronx is this "nice area" you said teachers could live in and raise a family. the south bronx?
and, for the record, teachers dont make the minimum salary to live in the SOUTH BRONX of $69,000 until the END their EIGHTH YEAR TEACHING. what are they supposed to do for the first 7 plus years if they cant even afford the "nice neighborhood" of the south bronx? rent in the south bronx?
no, you didnt do anything but it make it EVEN MORE clear how out of reach the city has become fore the middle class, when a teacher has to be teaching for 8.5 years to buy a 3 three family unit in the south bronx.

No the lower class are surviving through section 8 and public housing. Middle class are to rich to qualify for that and too poor to afford a house in a decent neighborhood.

p.s. i forgot to mention the 69k Plus, at 8 years is only if they have a masters plus 30 post grad credits or a comparable. and they can buy a three family home (and all the stress that comes with that) in the south bronx.

Umm..for the 7 years BEFORE you buy, you RENT like everyone else and save your money. Unless of course you expect to buy a home right out of college? Who does that exactly? Secondly, if living in the South Bronx is not "good enough for you" or somehow you "deserve better"...I say this: You live where you can afford...and that's exactly what you "deserve." If living in NYC means you live in the South Bronx because that is what you can afford..why do you feel entitled to something "better" or somehow expect people/city to accomodate what you feel you deserve? Maybe instead of ridiculing what you can afford in NYC, you should come up with a way to either afford what you feel you "deserve" or lower your standards and be realistic. And furthermore, who says you are entitled to BUY anything? That is a luxury, not a right. Lower and middle class is definitely being pushed out. Middle class is hanging on by a thread though but it is inevitable.
