It's a lot better than it used to be. Not the finest district in the city, but certainly not the worst, either. And decently convenient for getting into Manhattan, should the need arise. The Kosciuszko Street station on the J train is about a block north of Stanhope, on Broadway.

The OP is asking about Stanhope and Wyckoff Av. right next to the hospital, not Stanhope and Broadway, a good 7-8 long blocks from the area being sought.

Stanhope and Wyckoff is a safe area. I frequent that area and it's fine. Arguably the better section of Bushwick since it's only 2 blocks away from Ridgewood. It's busy because of the hospital, so you won't be the only person on the street. The noticeable change will be when you start to venture south of Wyckoff Av., more so into Myrtle Av. and "worse" into Broadway. Scout the area and get a feel of the vibe.

I can't comment on the rent, but I feel it's a bit on the low side. That area has some noticeable gentrification so the only advice I can give regarding that is to give the place a look if you haven't already to make sure everything is where is should be.

I have a sister and niece who live at 295 Standhope. I don't particularly like the area--it is much better than several years ago. It's noisy in the summer and difficult to find parking. It is going through a gentrification process as its close proximity to Williamsburg. The rent seems right for the neighborhood.

HAHAHA, I think we all get a little turned off. But truth be told , Bushwick like much of Brooklyn is rodent infested. I lived in that area for 14 years and no joke we caught at least 10 mice every winter

It's Bushwick, but it's far from the shadiest section of the neighborhood. I would use caution at night time around there.
