I was told by an Apartment Management company that they do not need to see proof of income such as pay stubs, etc. in order to rent an apartment. They just take down what you state your income is and they do a rental history check ($25 fee). I was told by the recep. that they don't care what your income is. They only look at whether or not you have good or bad rental/credit history.
This particular company has a few buildings throughout the NYC area.

Is this a normal/heard of practice for renting apartments, not checking your income/job status and instead just taking your word for it? By them not checking income does that mean something is amiss?

That is not normal at all in my experience( 35 plus years) in NY.
Honestly,I would have to think twice about whether I wanted to live in a building where things are so lax.

They will run the same rental check that every Broker/Management company runs. They said I come to the office to fill out an application (income, social, etc.) And pay $25 for the credit/rental check. They said they are just looking to make sure I don't have any collections or negative rental history. They just don't take a look at your pay-stubs, w2's, etc.

If your income and rental history is in order, why not look for the most reputable/well organized rent situation possible?

I am a foreign business owner. How can I prove my income to rent in NYC? I do not have a fixed wage just an income share. I am moving to the States in later spring. My lawyer takes care of the visa to prevent questions from the board members.
