Agree. Number one thing is you must fit the income bracket, after that then they look at everything else.

Was she not working before? Will the salary from the new job put you above the income bracket? If so, you will not qualify for the apartment.

She was not working when we applied. How does HPD or the Management company determine employment status besides income tax returns?

The employer of each adult has to fill out a statement giving your current salary and also the likelihood that you will receive a raise in the future (six months or a year, I can't remember).

If your wife claims at that point that she is not working, that will constitute fraud.

They will also ask you for the past six pay stubs for each of you, plus six months of bank statements, starting with the most recent. Every deposit will be scrutinized.

This process might stretch out a while, and before you actually sign a lease, you will be asked for fresh documents.

If her salary is added to yours, and you are now over the bracket, you are no longer income eligible for that apartment.

Thanks for the helpful info, what are the chances of getting denied due to a nonviolent conviction from over 10 years ago?

Do you know what happens if you get a new job that has a potential bonus as well? I got a new job recently that shows potential bonus earnings. My previous pay stubs do not show any history of bonuses, so there's no way to forecast those potential earnings.

Will this push me above the income limits?

That depends on what your employer says on the form that he or she has to fill out.

If your employer can put down "no bonus," that is best. Second best is "I don't know."
