Hi all,

I have a crawl basement about 4' high and recently had a quote. The basement is about 900 square foot. I am looking to have a utility room/laundry, one bed room, living room, bathroom and a kitchen. There will be stairs from the back yard into the apartment as well as stairs from inside our first floor apartment into the basement. The neighborhood is middle class so there will be no high end finishes. I got a quote for 65-85k depending on what's needed to be done. This seem quite high but perhaps it's the labor? They have to dig 4' of dirt 900 square foot to make it an 8' ceiling since there is existing 4' already there. The foundation is there for example where the bathroom is at on the 1st floor that is where the bathroom will go in the basement and so on.

Also the basement will be water proof and insulated. Any inputs you have will be greatly appreciated. We will have quotes from other contractors to determine if the prices are correct.

Its going to be more than 4' of digging. You are going to be digging lower than the current footers for the foundation. You are looking at upwards of 8'-10' (ducts, plumbing, electrical, pouring a concrete floor) digging and having piers installed all around the existing perimeter walls to reinforce the house from tilting. Get this quote first. Heres a link so you understand what I'm talking about: Atlas Piers :: Engineered Solutions for an age-old problem.

You'll need to find someone local to you for this. This is the lions share of your expenses. Advise strongly you get a permit and CO for this part and write storage area for the permit.

I think it would be cheaper to move and find a house with a basement.

Thanks for the info, the ball park we got from the first contractor was any where from 65k-85k, the will be going down from our back yard and yes we were advised once ready or close to we need to get a permit and they can request or we can, than once all work is done it'll be inspected than we can request CO. I'm guessing the quote I was given will be about right, we had estimated about that much, we'll get 4 more contractors quote before we decide to proceed.

Actually, that doesn't sound too bad to get 900 square feet of nice, dry space. It's a chore to dig down below the crawl space, hence the added cost, but the upside for your house with a duplex is great for your family right now, not to mention your resale value/rental income. It's always a good idea to get multiple bids, and then go with the one who has the best reputation, though they may not have the lowest price. Good luck with the project!
