It's strange but I decided against Riverdale too.... but from the opposite perspective.It wasn't gritty and urban enough for me.
I guess your reasons and my reasons were exactly why I thought it might perfect for the OP, who seems to be looking for some place in the city that has a healthy balance.
If I had kids and the OP's budget and other concerns I think Riverdale would have been my choice.

Good point! If you want to be in the city without any urban grit and don't mind a "suburban" look and feel, then Riverdale is a good option.
