i am looking to sub-lease my apartment since i wanna save more on rent. has anyone on this board successfully sub-leased their place in the past? would you care to share your experience?

basically i want to know how do you go about screening people and finding someone reliable?

I sublet my room in a shared apartment when I moved in with my boyfriend. We put out a call on craigslist and screened probably 100 emails. We invited the top three candidates to come over and we all met with them and asked them to provide references on the spot (so that they couldn't try to fake them) and then started calling the references as soon as they left.

We ended up with a pretty cool guy and he actually ended up on the lease when the rest decided to renew the lease. Before you sublet, check with the management to make sure you can though.

If you're luckily, your building will do the "official" part of the screening, including a credit check.

Contrary to what most people do, I believe the crucial thing is to do everything by telephone, not email, so that you can really listen, and then spend some time in person. Do they seem straight-forward or evasive? Do they seem sensible or flaky? I'm not a believer in personal references, because I think any idiot can get them, but be thorough about financial and contractual details.

thanks for the replies. thats exactly what i'm afraid of - getting someone who then ends up having trouble with the rent or trashes the place because my name is still going to be on the lease and i really dont know anyone here in the city since im new.

Are you talking a roomate situation or a sub lease? They are very different. very different procedures and laws ... roomate usually means your there too in the apartment and are the only one on the lease. basically you are charging someone to live there with you and they are not on the lease. thats roomate.

we discussed roomate arraingments quite a few times here but just so you know:

a roomate situation requires no landlord approval at all . you only are required to let the landlord know who else occupies the apartment.

you must be living there with them in the apartment. you have a lease with the landlord and they have an agreement with you to license the apartment.

the agreement you make has to spell out all the details and living arraingments or prepare for a messy seperation.

after 30 days you must go through a formal eviction process if things dont work out.

sub-letting is when your not going to be in the apartment at the same time as your tenant and that is a whole different ball of wax.
