What are the typical procedures? I guess one month rent and one month security....with no receipt or lease....no proof that you paid?

How can one protect themselves when renting a room? or do they?

It depends on what's stated in the ad...some LL want the rent paid weekly so they'll request at least a week's rent and a week's security....while other LL's may want the rent monthly so they'll request 1 mo rent + sec. All the information should be in the ad...if not just ask the LL about the amount necessary to move in.

Like anything you pay $$ for...you should always get a receipt, if you don't get one...request it (b4 money changes hands of course). I've never had to sign a lease for renting a room... in my experience it's very uncommon. You just pay them what they ask for (Sec deposit + rent) and you move in. I've always received keys + receipt after paying the amounts requested.

As far as protecting yourself...just ask questions and record the answers you get (pen/paper, memory, audio recorder, camcorder, etc)...if you feel you need to get something in writing, just ask...if the LL isn't a slumlord/loserintendent they shouldn't have a problem furnishing a written contract.

A lot times it is done informally in my experience. Typical is 1st month's rent + security deposit (usually a month of rent as well) and you can request a receipt from the landlord or leaseholder signed by both of you for the deposit if you're not sure about who you're dealing with or just met them.

On the other hand, if you know the person renting the room on a more informal basis they may not even demand a deposit. That's usually for Craigslist deals where you're perfect strangers and don't know a thing about them.
