My thinking was that since it was clote to the botanical gardens, the zoo and Fordham U, that it would be a nice area. Guess I was wrong. LOL Usually places next to stuff like that are nice. Do you see this area getting better anytime soon? I am all about a ground floor opportunity.

Well the Bronx Zoo & the Bot. Gardens are pretty big so they have multiple entrances. I know of two for the Bronx Zoo other than the W. Farms entrance. There's one off Fordham Rd & Southern Blvd which is in the Belmont area of the BX and there's the entrance on Boston Rd by the Bronx River Pkwy which is the Van Nest section. Both areas esp. Van Nest are definitely safer than West Farms, although the further west you go on Fordham the worst the area gets. If you wanna see the zoo or the gardens, I think Pelham Parkway, Van Nest would be way better choices than West Farms.
