Glad it's going well!! It is nice to have an elevator!!! How is the building kept?

Did you do any upgrades before you moved in? Someone was asking if remodeling were permitted. I believe they are to an extend.

I am not sure about renovations. I have not done anything to my apartment. Buildings are clean. There were Christmas decorations put in the lobby and on the property. There was a small Christmas GEt together for Christmas in the community room. Lots of food.

I wish I saw the ad for this lottery back when it opened up (Same with knickerbocker village). I got drawn in the Penn South lottery and I am on the waiting list, but I would have preferred Masaryk or somewhere downtown. Not that I'm unhappy with Penn South - I'm praying every day it moves fast and I get in there.

I know what you mean I've missed a couple of goods ones myself!
I say keep your eye wide open. I'm not sure if there are any subscriptions for Mitchell-Lama.

I don't mean to discourage you but I heard that Penn South's waiting list takes Forever! Last I heard it was 20 years! I hope that I'm wrong!

for everyone asking about renovations to the apartments - management will try to do as little as possible before you occupy an apartment- they will ask you are you going to redo the floors yourself? the bathrooms? etc. when someone moves out they will make repairs and paint but will NOT do a make over. You can do whatever you want to your apartment except make changes to the structure itself - support walls, windows, main door etc.
can you put in new wood floors - yes, can you repaint the whole apartment yes
can you gut the kitchen and redo it yes
I gutted my kitchen done to the walls - the maint. guys were a big help (for pay of course) and even described to me work they did in other apartments.
it all depends on how long the person had the apartment before you - the previous owner of my apartment was 22 years - so the apartment was very dated to say the least.
Now if you get an apartment that has been owned for 3,5, or 7 years it should be in much better condition
but remember you own this apartment - if you mess it up or cause damage to another apartment (water leak) management will place the blame squarely on you. The board is currently investigating if they can force owners to purchase renter insurance for each apartment.- of course if this becomes mandatory the ins. companies will jack up the prices for their policies.
And it is very expensive - remember you will need to make full payment for the apartment
pay for moving expenses, paint the apartment, buy your new refrigerator and stove, redo your bathrooms because they are UGLY and the sinks are very small.
to rip out the old cabinets, put new plumbing for the kitchen sink, install over and under the counter kitchen cabinets cost me 3100 (the cabinets are basic wood pine) then you still have the fridge, stove and over the stove exhaust fan 900+580+225 and that was one room
So we put off redoing the floors until we settle up with uncle Sam with this years taxes


as far as the rivington / Pitt walkway - the property between the gates is ours (all of the owners) yes there is talk of closing it but the community came down very hard on management for wanting to close it off - however it needs to be done and you can see we have spent some serious money on it already, The little flea market was shut down right before Christmas - too many complaints too many druggies hanging out all day fighting and pissing in the park, just the last few days I have seen guys trying to set up again. we really need to shut the gates because it is 1000 times worse in the summer.
anyone who has read my earlier posts knows I was upset with the amount of people hanging out around the interior parks drinking and smoking weed. I was surprised to see management take an aggressive stance on the issue and actually force security to enforce the rules - those of you that read dnainfo.com can look up an incident that took place over the summer with some of these "guests" and the security staff where a knife was pulled on one of the guards. - arrests were made and security really started enforcing the rules.


I have been here now 9 months - the good outweighs the bad by far (come on no electric or gas bill)
I wish management would spend some money to fix up the parks outside of the buildings they are in terrible shape and really make the complex look terrible. But don't worry if I hit the powerball I have already promised to donate money to update all of the parks inside the complex ok I will repave the parking lots too...
anyway - its really a pretty decent place to live
hang in there and we will be neighbors someday

The board is elected by us - the owners meetings are held weekdays evenings - so i have not been abke to attend due to work. They do post the minutes of the meetings in every building lobby.
