We moved from NJ to NYS; COL is about 20% less. We are paying less property tax for 3+ acres than we paid in NJ for a townhouse. Friends in NJ are paying between $10-15K for 100x100 lot in NJ.

Exactly, we feel that we can get more/better house for the money and will not have to increase our taxes, probably decreasing them. We just need a change...we are looking for cute downtowns, not too far from larger cities/whatever with galleries/museums and not too, well, how do I put it?...rural in culture?... A town that embraces arts, diversity but with wholesome characteristics...does this even exist? lol

The fact about being difficult to find a teacher position is unsettling, Art teacher positions are hard to come by as is...

Ellwood- Where were you in NJ and what do you think about the diff. between the two? any info would help, thanks so much everyone!!!

Actually, Ithaca has all of what you are looking for to be honest. It has a strong arts scene including galleries and a ballet. It is a diverse small city and has a cute Downtown area called the Commons. Once you leave the city though, it is very rural and has some beautiful scenery.
