Upstate NY didn't experience the big booms and busts like other parts of the country dealt with. Actually, the metros in Upstate NY has some of the lowest foreclosure rates in the country.

I don't understand the north/south divide in the Ithaca area either. It's a great area overall though.

What are you looking for specifically in a community? Another community in Central NY with a rural small college town vibe is Hamilton. It was the fastest growing community in the Syracuse metro area this past decade and is home to Colgate University. Village of Hamilton - Welcome to Hamilton New York

Are you strictly looking at Ithaca or are there other places you would be interested in?
