I just offered those locations up, because they are still pretty close to the Catskills and seem to be out of the fracking zone. Norwich is also a nice little city that reminds me of small town America and it has some diversity in comparison to most other towns in that area. I thought about Hancock, Deposit, Davenport and the Gilbertsville-Mt. Upton area too.

Norwich is a cute(ish) town, but I'm 3 hours from NYC and Norwich is at least another 20-25 minutes further... And, I believe Norwich may be still in the Marcellus.

I don't think that all communities in the Marcellus are at risk. I know that those in the Syracuse area aren't, including Marcellus. This is due to the watershed area they are in.

Thanks y'all for the Norwich tip, but it's a little too large for that really small town Catskill feeling, I think, and it is pretty far from NYC. I'm back to the Catskills proper in my mind.

If a city of 7,000 is too big, then scratch Oneonta off as well. It has 14,000. Those two may be the only communities that offer some decent volume of diversity outside of Sidney, Delhi and maybe Walton or the Unadilla/Otego area. Perhaps Hancock or Deposit too. South Kortright may have some, along with a few others. Most of the other school districts may be around 1-<2% each for Black, Hispanic and Asian(if there are any)students outside of Oneonta, Norwich, Sidney, Margaretville, Walton, Hancock, Otego-Unadilla and Delhi.

Yes, I'm aware of the extreme lack of diversity everywhere in the Catskills. Although that creates a potential for some traumatic experiences for my darling little daughter, it doesn't necessarily spell disaster. I'm concentrating on Delhi right now, just to be on the safe side.

I hear you in terms of the fact that Delhi has a SUNY Campus and is smaller. Margaretville may be a pleasant surprise and interestingly is very small, but has a pretty high Hispanic student population along with a coupple of Black and a few Asian students for its size. Comparing Delhi and Margaretville, both have some diversity, they're far from lily-white. I don't know how true this is right now, but some years ago it used to be that Delhi had more affordable houses because there was more of a second-home/vacation home market in the Margaretville/Arkville/Fleischmanns area.

Here are a couple of the realtors in the area, we found the people at Timberland very easy to talk to:
Upstate New York Real Estate - Catskills Real Estate - Timberland Properties
Catskill Area Real Estate and Residential homes for sale in Upstate New York
and the chamber of commerce site
The Central Catskills Chamber of Commerce in NY

I've heard people talking about how hard it is to find work in the area, don't know if this is an issue for you. Also if you have a chance to spend at least a couple of days there I would strongly recommend it. There are plenty of NYC transplants who love it up there but there are others who move and after a few winter months there find that they can't stand it.

Thank you for your generous input. I am planning to spend a couple days in Delhi next week and have a couple houses to view there. Work is an issue, but if I buy the home cash after selling the co-op in NYC, I will have less pressure to live check to check. I have one semester to go for my degree which would eventually enable me to open a childcare center. It's good to hear it's not lily white! I'm not scared of the winter, cause I was raised in Minneapolis.
