599k and up is clearly not the norm in putnam county (or in dutchess). Again...You are not interested in dutchess county anyway...but putnam is also lovely.

I am not trying to debate the issue...my origional question, if you look at the begning of the thread, was strictly about the best school districts in putnam county. Price or the type of house I was looking for was never a issue I brought up, this is something that you mentioned.

This just tries to scare off people and misleads them that anything under this price is in horrible condition and very small...there is no basis or logic to this. Doing a quick MLS search for homes in the arlington school district I can easily find homes in the 4000-5000 square foot range on over an acre of property for under 450k. Some of these homes were even built in the last 10 years...not brand new but fairly new if that is what you are looking for. In fact, there are even brand new, 2007, homes in the 3000 to 4000 square foot range for well below 450k.

Mahopac hands down is the most sought after in Putnam County, all blue ribbon elementary schools and like I said the most requested school district in Putnam County from buyers moving up here from Westchester. No one requests any other school district here, they are usually ok with "whatever" school they are put into if they do not care too much on the schools, but no one actually says they must have a certain school here other than Mahopac. Mahopac is on the "must have" list.

BTW.. that $1.750,000 house in Mahopac was a beauty, right on the lake, they were asking $1,995,000, I took some clients there before it sold and it does scew my comps when I show out of area buyers the statistics.

For $450,000 in Mahopac you can get a decent home, keep in mind the homes selling for $450,000 were $550,000 1- 1.5 yrs ago. I am not sure where you are coming from but lower Westchester and Bronx buyers usually go to Mahopac when looking in Putnam, that is if schools are an issue.
