Taking into consideration ALL your requirements you might consider the Towns of Greenville or Wawayanda, where the school districts are Minisink or Goshen. I would avoid anything in the Middletown school district (parts of Wawayanda). I-84 runs thru both towns and feeds into Route 17 and the Thruway towards NYC. Good luck

Also check out Scotchtown with Pine Bush Schools. Goshen school taxes are going up 17% from what I heard. Scotchtown is easy to reach Rte. 17 for your commute. The 1/2-1 acre of land may not be to easy to find there though.

I came across a chart listing the median SAT scores for all public high schools in Orange County and it actually shows that the Middletown school district has the highest in the county.

Based on this chart almost all the schools are fairly equal....you won't see this pattern in westchester or long island. They are all decent, except newburgh, but no super schools like scarsdale.

SAT Scores
below average - Newburgh (958)
average to slightly above - every other high school (1010-84)
good - Middletown (1120)

That is some really small variation. For a comparison the best schools in westchester reach the mid to high 1200's and the lower ones in the 800's one was even in the 700's.

Default Taxes

Goshen is not going to be increased in taxes by 17%, that would be Goshen with Chester schools. Major difference!
