Hi all! I've been reading through the posts on this forum and the folks here give such great advice that i figured i could benefit from your wisdom as well.

I'm looking for a weekend home that i would eventually like to move to permanently, in the Orange/Sullivan/Ulster area. I had originally hoped to be within 30 min drive of the Metro-North as it would be easier to have friends visit for the weekend, and i've been toying with the idea of just leaving my old car at the train station during the week and using public transportation to get back and forth to NYC (and avoid having to deal with the nightmare of parking in NYC). However, i'm finding myself deviating from that plan as i'm looking for a home with some mountain views that feel a bit secluded (ideally at least 2 acres, willing to go down to 1 acre if its surrounded by woodland and feels bigger than it is). I'd like to do some gardening and plant fruit trees, and eventually get some chickens when i'm there full time. Although i'm looking to get away and be somewhat secluded, i'm a single woman around 40 and don't want to get TOO secluded in case i run into trouble, and i also want to make sure i avoid areas with crime (including break ins of properties not occupied full time).

I've been drawn to places in the Wurtsboro/Otisville general area as well as slightly further north around Ellenville and Pine Bush where i like that there are some nice restaurants in town to have the option to visit on occasion. I used to spend a lot of time in a cabin north of Grahamsville and like that area but its getting pretty far for a commute from Brooklyn.

Outside of the mountainous areas up north, i'm also drawn to the horse farms and farmland of Florida / Warwick / Goshen areas, which have the added benefit of being closer to the city.

Essentially, i'd love to hear any recommendations on where to look and what areas to avoid. For example, i'd been looking in Sparrowbush but when i learned about the crime in Port Jervis that started to sound less appealing. Apparently Bloomingburg is not great for crime either, and i recently learned of the controversy surrounding Lamm's "hasidic" development there. I'm familiar with the East Ramapo school district issue from a few years ago, and am wondering if its risky to buy in an area in the Fallsburg school district (Loch Sheldrake for example) due to the large hasidic population there? (not a religious/discrimination issue, just concerned about high taxes potentially getting even higher, especially if the Bloomingburg development falls through and Lamm starts looking for a Plan B location). Any other potentially problematic areas to avoid? Areas that are prone to flood perhaps? Other things i'm not considering?

In previous posts, I recommended finding somewhere accessible to Rt. 17, 28 or 23 in Sullivan, Delaware, or Schoharie counties. From there it's an easy drive to the I87, although it will not be 30-40 mins to a metro north stop (there are trailways depot in New Paltz, Margaretville, Oneonta, Delhi, and Kingston anyway). If I had to choose a location for myself, I would choose Lew Beach.

SparrowBush has a PJ address and uses PJ schools but it's not influenced by PJ crime issues. It's actually part of a town called Deerpark. There's 5 hamlets that make up Deerpark. It's not a bad area for a weekend home bc you're secluded but you're also close to a lot of things.

If you're looking for mountain views in a farming type setting that's very affordable, check out the eastern Delaware towns of Margaretville, Fleischmanns, Roxbury, Andes, and Bovina. The Pine Hill Trailways Bus comes up from NYC, so it's an easy commute to the city. And much more affordable than the Hudson Valley. Most rural-sih homes are on at least 5 acres, which is nice. Margaretville is kind of a "hub" town with a hospital, grocery store, etc. And it's about 45 min from Kingston straight up Route 28. If you're visiting the area, check out River Run Bed & Breakfast in Fleischmanns to stay. Surprisingly good restaurant scene, and the BEST farm market in the region (Pakatakan Round Barn on Saturdays in season).

I would suggest looking in and around Jeffersonville in Sullivan County.
