Excuse me, Wells - I don't know where you got that $50 limit on an application fee, but a person might be renting/subletting in a co-op/condo building, and the application fees might be much, much higher than that, I know.

That's a special case. I doubt whether a new immigrant can afford to rent in a co-op building unless they come from a very rich family from the middle east. Co-ops are notoriously picky about who can buy or lease. I don't know if this applies to condos as tenants actually own their apartments, not shares in the building as in a co-op.

The "tenant check" companies that screen applicants for owners usually don't charge that much. Depends on what the owner wants: credit checking, employment, criminal records, previous landlords, references, etc.

That's why I mentioned condos, which are more laissez-faire. But you're right - now that I recall the OP's mentioning a low amount, you're right about affordability. More likely just renting a room?
