Default western NY

I want to buy a house with some land on a trout stream in rural Western NY. My income is about $50,000. I'd like to be in the area of the upper Cattaragus, wiscoy creek, east koy, the upper Genesse or other rivers in that area. The major towns are springville, farmersville, wellsville, canadea in the area. I work from home, so location absolutely does not matter. But I've narrowed it down to the central portion of western ny. Can anyone give me advise on where I might be likely to find land on a stream. Or, if this is just a pipe dream.

Also, will I hate my neighbors in this area?

On the Wiscoy, first day of trout season, you are shoulder to shoulder! Not kidding!!
The entire area is wonderful; my husband's fmaily was farming in the area all the 19th century; many are still there. Try realty.com and search for Cattaraugus County and they will have location for land. Getting acreage there is fairly easy; I find the people very nice.Also, check Franklinville if you want a large town -- next to Farmersville. The "big" shopping area is in Springville; so is the weekly auction -- you can shop there in even a SuperWalmart and other larger stores ( no malls though )... the auction is great as many Amish come w/their goods, it is also lots and animals.

You might try Ischua or Cuba-Rushford as well for water. Here is one link to see.

MLS 14499 It is the most expensive home in the area, on water and w/acreage. Nice to look anyway, even if you will never spend it,
Ischua is on a stream; Cuba Rushford a lake.

Thanks for the posts. Do the crowds leave the Wiscoy area after opener? Thanks also for the MLS listing. But I'm more in line with something around 150,000 or less, preferably less. I'm not at all into high end living. I appreciate also the info on proximity to other locales. Any additional information on the area east of Springville and/or north of Wellsville is greatly appreciated by anyone.

Wiscoy crowds go down in a few days...my husband got caught in it once. Never again went opening day!!

There are many, many beatiful trout areas and streams... go online or write the state DEC for the huinting/fishing/wildlife guides. You need to get a fishing license every fall, BTW.

Suggestion: look at an aerial map and find the creeks. Then make it a hybrid and locate the towns. I love it down that way. I just posted the high end property to show you this is the "highest". Pretty darn nice for - what was it - 27 acres, a nice home and waterfront.

I asked my husband and he said the best Wiscoy fishing is the North Branch of the Wiscoy in Bliss. The town is about 50 houses big... no joke. Down the road is Arcade and Springville. OYOH, when you get to Arcade you are bordering Erie /Cattaraugus County. I think the area is split. Springville is Erie. Taxes and costs are cheaper in Cattauragus.
