seeking to move to orange county
My family and I are looking to leave NYC once and for all. We are looking into upstate new york, interested in the orange and dutchess county areas. Can anyone recommend which towns have the best schools and commute to NYC.Also interested in renting for the first year have 3 children one jhs age two hs age. Any feed positive or negative is helpful to our final decision. Looking to leave in mid summer before the new school year begins.

You can't really go wrong anywhere in Orange County. As you have High School aged children, other people on the board are going to recommend that you stay away from Newburgh School District as well as Middletown School District.
Last I checked the stats, Warwick was the best with Monroe-Woodbury coming in second. I've heard good things about Cornwall, Minisink, Washingtonville as well.
Renting the first year is a very good idea as it will give you a good taste of the area and the schools. I would look into a lease with the option to purchase. You can sometimes get the landlord to put 10% of your lease payment towards the price of the home. It's a great way to position yourself because if you get to test drive the house for a year before you buy it.

I live in Salisbury Mills which is sandwiched between Washingtonville and New Windsor in Orange County. All three of my children went to Washingtonville schools. I love the area, but I hate the schools. My kids hated the Washingtonville schools. Cornwall schools are very good. The entire area is heavily burdened by high school taxes. They are through the roof!!! I've lived in the area for 21 years and it has undergone a dramatic change; and not for the better. Sprawl, overcrowding, rude and insensitive people have all conspired to denegrate the area.

Orange County
Great places to live and a few places to avoid. Avoid Newburgh (the city, not the town) and Middletown. Are you looking for an appartment?

I lived in the Town of New Windsor (Cornwall School District).. and yes the taxes are horrific.. but i love living here..

Hi there,
I live in Dutchess County (in Fishkill) and commute everyday to work in the city via the Metro North. The best places to live (if you want a quick and easy commute) is any town along the Hudson River (on the east side of the river). The metro north runs there and it make it very convenient for commuters. For Dutchess County the train stops at Beacon, New Hamburgh & Poughkeepsie. You want to stay away from Beacon and Poughkeepsie (b/c of the bad school districts and drugs/ crimes) but any most towns near New Hamburgh are nice (i.e. Fishkill, Wappingers Falls, Hughsonville, town of poughkeepsie, Lagrange- just to name a few).
As for Dutchess County schools, most are good. The only ones that are not are Beacon and Poughkeepsie (city of). Other than that schools are great. I have a daughter in the Wappingers Falls school district and I have no complaints.

thanks for the advice I have been advised to stay away from newburgh and middletown, everyone tells me the same thing not the greatest. What's warwick and montegomery like I have a co-worker who lives up that way says the neighborhood is pretty decent. But she has an elementary school child.

I am actually looking for a house possibly a 3-4 bedroom leasing with option to buy within a year. This way I can feel out the area see if it works for me with the commute, I plan to continue working here in the city. Just need to get away from the madness and mayhem of NYC.

How long is the commute from the dutchess county area and can you name a few towns that have good school areas? My kids are in j.h.s and h.s, so I need a town with a good school county. And a good commute foe me?

Warwick is absolutely gorgeous and as per Schoolmatch it is the best school district in the county...the only downfall is the prices are a little higher and you have to pay a 3/4% fee to the town of Warwick when purchasing (the first 100K is exempt from this tax).
Montgomery is nice as well, I just don't have any first hand knowledge of the schools there.
