Upstate NY Property Taxes PLEASE?
Hello everyone
I am thinking of buying a house in Upstate NY in the Elmira, Horseheads area and I would like to know if possible what the average property taxes are? Also, how is the state of NY on car insurance? If anyone else lives up this way can you also tell me how the areas' are up there as far as saftey, etc is it a nice area to live in etc..

No one knows anything about the average property taxes or how to find them other than talking to a real estate agent??!

Car insurance is insane in NYC, I suspect that it is better upstate. Don't know the property taxes, but lots of realty sites like Foxtons.com will list property taxes if you are just trying to ballpark.

I know that Nothnagle.com gives the property taxes for homes, but they only serve the Rochester and surrounding finger lakes area.

Elmira/Horseheads taxes
Hi I am going to be moving into the Horseheads area in July and have not yet bought a house but have done some research and on average you can expect to pay roughly $31 for every $1000 of home For example:
$250,000 home => $7750 in annual property taxes

A lot of counties now have a web page that lists properties in the county by owners name and address as well as showing the tax appraised value and the tax rate. If you do a search for the particular county you may find what you're looking for.
Also, don't forget there are 'Star' deductions that reduct taxes for owner occupied residences. Addl 'enhanced star' for low income elderly, and also veterand deductions to take into account.

wow high taxes
Wow, I'm originally from NY ( Long Island ) moved away 10 years ago. But for a 250,000 home here in Henderson Nevada ( a suburb of Vegas ) property taxes wouled be no higher then $1900, hearing $7750 is crazy!
My family in Huntington NY LI pay $5000 a year for a 3 bed 2 bath home with a basement, they are off of Dix hills rd and Jericho tpk.
I always thought upsate NY was alot cheaper.

The trade-off/good part is that with a few pricey exceptions, most of Upstate NY offers incredible housing deals in terms of buying costs. A $600,000 home on Long Island might be $200,000 or even $175,000 or $150,000 upstate. Here in our SW Virginia college town, our home, currently valued at around $280,000 would be $100,000 or even $85,000 in many of the very lovely upstate towns we'd rather be living in. In a nicer neighborhood, with prettier country around, too.
Plus, do remember that real estate taxes, unlike the purchase price of a home, do reduce your taxable income. So you get some of it back that way.
We've done the math many ways, and find that cashing in our equity in our current home to buy an upstate home mortgage-free--our plan--would more than make the taxes up there affordable.
Add the many other virtues of living up there--I'll just sum them up as "A balanced life in a very beautiful part of the world"--and it's definitely a bargain in our eyes.
Also, if you don't need to be around really top-notch schools and/or a city and its suburbs, you can find counties where the taxes are quite low (and the housing purchase costs commensurately lower, too). Check out western New York if this area might fit your needs: Allegany County, Steuben County, and the counties around them.
