Default Rockland County Property Values: New City ?

We've been researching homes and schools in Rockland County. Schools are very important to us (3 kids), and we've heard consistently that Clarkstwon is the best school district. But I'm a little confused because it seems that homes are somewhat cheaper than in the Pearl River, So. Orangetown and Nanuet school districts. I would have thought it would be the other way around. Can anybody shed some light on this for me?

I think simply put there is more supply of homes in New City than in Pearl River.

New City is of course in Clarkstown, thusly Clarkstown schools. New City is also the only area of Clarkstown that is divided when it comes to students going to either North HS or South HS - so make sure whatever HS you want your kids to go to is the one zoned for your property.
