If you leave New City around 6am, you'll probably be in Midtown around 7:30am. Figure the traffic over the GWB and down the West Side Highway is what will slow you up most. Driving down the Palisades Parkway toward the GWB is usually smooth and starts to slow down a bit around exit 1 (last exit before bridge). The Palisades, however, is the easiest and quickest approach to the George Washington Bridge.

The 5:30pm return will be a nightmare. The traffic heading toward the George Washington Bridge northbound on the West Side Highway always sucks around that time. Across the span usually moves well, but it's the West Side that will slow you up the most. Once you're past that, it's usually smooth sailing (not counting accidents, stalls, etc on the bridge) until you get to just before exit 7 on the Palisades Parkway northbound. If you live in New City, you will exit most likely on exit 10 (Middletown Road, Nanuet) or exit 11 (New Hempstead). The busiest part of the Palisades is usually between exits 7 and 10 northbound. It's almost always smooth before and after those points. The beauty of living in Rockland County, however, is that you can get off ANY exit on the Palisades Parkway and get home, starting from exit 4 (last exit northbound in NJ) all the way up to the Bear Mountain Bridge! As a guy who's lived in Haverstraw (10 minutes north and east of New City), I'd find myself getting off on exit 5 (route 303) and sometimes even exit 4 (Route 9W). Your other choices are taking backroads through Orangeburg or Pearl River to Rt 304 (exit 6), Townline Road (exit 7), Route 59 (exit 8, which will take you right to Rt 304), the NYS Thruway exit (exits 9) and of course 10 and 11...even 12 if you want to go a roundabout way.

If the Palisades are a complete mess, or if the GWB is shutdown, you can cross over to the FDR or go up to the West Side to the GWB and head eastbound toward the Major Deegan and take that ALL the way up till you hit 287 and go across the Tappan Zee Bridge into Rockland County. I've done that as well, heh. The Deegan is smooth sailing once you get into Yonkers and usually stays that way till you get to the TZ, which becomes slowed down. During the warmer weather, avoid the TZ on Fridays...a lot of people head over that way to head to upstate New York for a weekend getaway up the Thruway. Not fun commuting.

So, I just went on a commuting rundown there, but you always have other options. I'm a guy who did it for years, so I know the in's and out's of NYC commuting! Glad to be of help and if you need any other info, just ask!

I'm trying to be as honest and helpful as possible to someone who has an important, all-encompassing , life-long decision on their hands. I hope people here would do likewise with me in such matters. Is there something I posted that you disagree with?
The Princeton Plan is pretty simple and I hinted at its most obvious outwardly visible characteristic (and some might argue , it's least desirable) - all kids in a certain grade are bused to a certain school. There is a school for K & 1st, a seperate school for 2nd & 3rd grades, another for 4th & 5th etc. There are no "neighboorhood" schools, as there are in Pearl River (Evans Park ES for Nauraushaun, Lincoln ES for the Magnolia area, etc.), and most school districts across the nation -- which usually see the children meeting the most geographically-proximate peers first, in smaller schools and for longer durations (neighborhood K-5 type structure), before moving up, together, into more geographically enlarged, regional middle school/junior high and then High Schools.
You must not have school age children to live there and be unaware of it.
I don't understand what you mean by asking how it affects us today?
It is in implementation today , and thus if you have school age kids it affects you. There is much discussion as to the educational as well as social ramifications of Princeton districts. Google around. Some love the idea, others not. Like anything else I guess.
VA Yankee , yes Monsey/New Square is technically in Ramapo as I noted, though there is some overlap in school districts as well as Police departments if I recall correctly.
PS , are you a Yank now living in Va? If so, whereabouts and how do you like it? TIA.

Hi, my kids are 3yo and 4yo, so they havent started school yet. As far as neighborhood schools go, I hear it is all town kids. No busing from other towns. Only Orangetown kids. I wouldnt want kids bused in from other towns.

My point about all the info you give out is that you dont know what kind of people you are talking to here. You wouldnt want to be convincing any undesirables to move here. That would be dumb. Try to make Spring Valley sound nice. Push people that way. We dont want the crime rate to increase in any way.

Fortunately for everyone else there are people who give out great and accurate information about areas which tends to bring more open minded and educated individuals into those areas.

It is ignorance and narrow-mindedness such as yours that most people would consider "undesireable" in a neighborhood. I hope that the wonderful school system your children are in help teach them to be accepting individuals that will contribute to society as we know they will not be getting that background at home.

can someone please guide me on the approximate monthly expenses in a typical 2500sqft home with 0.5 to .75 acres of land in New City, New York (zip 10956). I'd really like a breakdown like
Electricity bills.
Insurance
Lawn and landscaping services

First taxes are acccording to your town, which New City is Clarkstown You can request
electric bills, water etc from the seller Also, your taxes can be verified by your agent
Insurance, is a phone call to some companies and they will be happy to quote you a price Lawn service, depends on your needs and again many in the area would be able to come by view the property and leave you an estimate You do not have to be there for them to do this Good luck

VA Yankee, you are still correct. the Palisades Mall is still a flood prone swamp. there are road closures on Rt. 59 and Rt.303 every spring. i'm sure this year will be no different.

Thanks, I was up there last month and nothing changes. For the taxes my mom pays in New City you would think they could pave a road properly. Please don't give me the retoric that it's winter and they'll fix it in the spring. Does anyone know why they tore down a perfectly good store like Bradlees? Maybe a Walmart (heavan forbid) is moving in???
