4 Somerset Ln, Victor, NY 14564 - realtor.com®

Seems like a solid deal in a real nice part of the suburbs, low taxes. My only beef would be a lack of fireplace and only 1 bathroom. Basement is tight and dry. Coming from Long Island, I think I know what you mean by more land. Not 10 acres but not a postage sized lot like Long Island tends to have. Can't see two older people needing much more land to take care of than this.

Homes like this tempt me from moving away from the Northeast. Under $1k a month with taxes- hard to beat even in Mississippi. In NJ or LI, this is a $350k house all day, with $8k in taxes minimum.

Cortland (with nearly adjacent Homer and McGraw) tends to have larger lot sizes than Ithaca, close enough that many commute, also within shopping/commuting range of Syracuse and Binghamton. The southern part of the Cortland 13045 zip in Town of Virgil has beautiful scenery near Greek Peak ski resort and a side road out towards Ithaca.

Moravia has a lot of cute houses on fairly large lots, with a couple of secret waterfalls in town as well as Fillmore Glen State Park on the edge. It's about equidistant among Ithaca, Cortland, and Auburn and not too far from Skaneateles. Maybe a little far from Syracuse for commuting, but close enough for events and shopping.

Waterloo and Seneca Falls would be smack dab in between Ithaca and Rochester (and Syracuse), has basic shopping locally (or close by Geneva and Auburn) and many picture perfect large lot homes. I think someone snuck in an edit to this effect as I was typing.

Horseheads might be worth looking into as well. Fairly large lot sizes, all highway to Rochester, not far from Ithaca, plenty of shopping by upstate standards (as it and adjacent Big Flats are where the chains are in the Elmira/Corning area), a short highway drive to https://www.guthrie.org/location/sayre for those inevitable miscellaneous ills.

This may help in terms of a move: https://www.nypa.gov/about/images/MuniCoopMap.jpg
These places listed have lower utility rates. Given the areas you are looking into, places like Penn Yan, Groton, Marathon, Watkins Glens, Spencerport, Churchville, Fairport, Holley, Bergen and perhaps parts of the Steuben Coop may work.
