My brother went there an graduated in 1984. He loved it and was an honors student.....but balanced with it with fun.
I was trying to decide between Ithaca and Alfred in 1985 and after spending a weekend in Alfred.....I went to Ithaca. Alfred is VERY small. (can not compare to Cornell as OP said)
I wouldn't have your son rent a house out of town to start with. Give him a chance....not everyone is a partier. Many colleges won't even let you do that, so you may want to check. My husband has been in high ed for 20+ years and usually they are very strict with who gets to live off campus and I have never heard of it for a freshman (unless it is a commuter school or in a big City like San Diego, NY, LA)
You can really ruin the college experience by starting off already distancing yourself, before you give it a chance. If he gets involved with clubs he will want to be on campus or on main st. Also because of the winter....walking across campus makes more sense rather than dealing with shoveling off the car and dealing with the icy roads.
