According to the data, Rockland has the highest minimum living wage requirements. Most of the state ranges from 21-28k but Rockland is 32k. I was pretty surprised that it wasn't Westchester or Manhattan. I'm guessing affordable housing helps Manhattan.

I knew Rockland was expensive for all of its blue collar grit (which conceals multitudes of expensive developments off the main roads), but I too am surprised that Westchester didn't take it.

It may reflect a dearth of section 8 housing in Rockland, but I don't know.

Personal experience, over priced homes that are 50+ years old, the usual egregious tax burden, shopping areas that are old/dated, high utility rates, and what seems to be the same pot holes that were there when I left 40+ years ago.

Got it and it is the county seat too. So, you wouldn't think that would be the case.

I also wonder if the tax base is compromised, given that there are certain locations in the county that are similar to Kiryas Joel. For those that don’t know, look up Kaser(most dense municipality in NY State in terms of population) and New Square.

Being the county seat does nothing to improve the aesthetics of the community. Kaser & New Square are both in the town of Ramapo and yes they are a severe burden on the towns finances. New City is part of Clarkstown, just an over priced bedroom community..

Why would its status as the county seat mean anything to the facts raised? I don't see how one has to do with the other.

New City is not overpriced. No area is. A house only sells when a seller and buyer agree on a price. That creates one data point. The next house that sells creates another data point. Add them up, divide by the number of houses sold, and you get the average price of a house sold. It is what it is.

As for Kasar and New Square, they are not a drain on the Town of Ramapo. The town provides very little service to them. They may be a drain on the County and State, but not the Town.
