Since I can't afford a single family starter home, I have been looking at areas within a 30 to 40 mile radius to Manhattan and have found reasonable 1 or 2 bedroom condominiums. However, I really have a need for a garage. I like working on cars and it has always been my lifelong dream to have one loaded with my tools.

Assigned parking spaces seem to be the most common. 2 years ago, when I wasn't serious about buying, I remember seeing such condos in Queens that had garages.

Does anyone know of such a community / development ?

It depends on your budget. They have some up here in the Danbury area, but that is a little bit further than your commute.

Hello. I live in a condo community in Orange County, slightly further than what you are looking for (50 miles from the GWB), but all condos either have 1- or 2-car garages, in addition to two outside parking permits and street parking. You could visit 4006WhisperingHills.com for some photos.

Ask your question on the Long Island forum. I believe we have a number of them. (I'm farther out, in Suffolk county, so not familiar with the ones closer to the city.)

From what I remember...you have been looking in Rockland...the Hamlets of Rockland...off Smith and New Clarkstown Road...in Nanuet...has 5 separate town house sections...4 out of the 5 have garages......go to www.realtor.com ...look for the advance search...enter zip code 10954...and then your price range....select town houses and you will get a list....there is a section that you can check off garage...this should bring up several area....you can expand the search by selecting adjourning areas....have fun.....
