rockland county off the palisades highway
We are not to familar with the Rockland County areas - want a house off the palisades up to $1m with at least an acre. A place with good resale value. Have kids but they will continue to finish school in NYC. A place that has a town center we could walk around. A place not more than an hour from NYC, maybe with some train options to the city. Thank you.

Rockland County is a great place to live. I grew up there. There are some great realtors that deal exclusively in the price range you are looking for and will give you the attention you need. Don't expect too much help here, the last time I posted a question, people said, this is Westchester Forum......wonder why there is not a Rockland County thread. I grew up in Pearl River. Good place for kids and good transport into NYC. I live in Westchester now but like Rockland much more. It has a more open feel to it and is not so "stepfordish" and snobby. Nyack is beautiful too. Great places to walk and hike. Good luck.

For the lost size you want, I'd suggest looking to New City, Palisades, and Orangeburg. Piermont and Nyack are great, but you're not going to get near an acre that close to town and the river under $1M, since some newer condos sell for near that on the water.
Now, you might find a nicely situated home on a half acre or so, perhaps a little more, in places like Nyack and Pearl River, but larger lots are usually outside of the more built-up areas in Rockland. Pearl River schools are very highly regarded, and you're close to the New Jersey transit trains.
Sparkill has what you're looking for, but the price range would be about double, realistically, for starters for over an acre, since that would be in the estate area as opposed to the rest of the town where the houses are more suburban style developments.

My husband exactly saw a house in Montebello and loved the area. I hear the schools are good - Ramapo I believe. And I am told that Suffern is the closest train station. Can anyone tell me more about the area. My kids are 9,11,13 and we want things close to be able to do things with them. I understand there is enough shopping close by as well.

There are few homes that fit your description in the following areas: New City, W Nyack, GrandView, Upper Nyack ,one in Pearl River and Montebello
The school districts would be Clarkstown North and South, Nyack, Pearl River ,So Orangetown and Ramapo Hope this helped

There are lots of homes in Rockland County, in MOntebello Pines, located in Montebello , NY. Beautiful Place to live. 30 minutes north of NYC. Check it out. You will get a mansion for 1.2 million
