help! Moving from queens to new city, Blauvelt area.. (Ramapo: realty, gated)

Hi,
Our house is for sale and have audited New City and South Orangetown Schools in Rockland.. we are very happy but are looking for the inside view... what say all of you about these areas and about our situation.. we are looking for a house about $500,000 and under...

any suggestions or advice.. where should we absolutely stay away from...

I'm speaking in terms of good/stable home values, good school systems. Sometimes, a greater tax burden, doesn't equal a greater school district. In Rockland County, the "premier" school district is Clarkstown North, South. That's the New City, Bardonia, Clarkstown area. The more northern sections of New City are relegated, to the Ramapo school district. I would stay clear (home/school) of Pomona, Spring Valley, Chestnut Ridge, Haverstraw, Nyack. The Orangeburg area may suit your needs. The home prices are reasonable, for Rockland. The school district's are solid. The Tappan, Blauvelt, Orangeburg, Pearl River are very nice areas. There are some sections of Nanuet, that are very nice, as well. In all areas, there are some older sections/older homes. There's not alot of new construction in Rockland. Well, anything that you could afford. There's alot of Hi Ranches, older Capes in Rockland, as well as (older) split level homes. For $500k, you should be able to find something. I would recommend using the services of Joyce Realty. Rockland County taxes are high, but, there alot less than Westchester. HTH ..

Sounds like Mr. froggy above is steering you to the whitest, least diverse areas of Rockland. Nyack, and the surrounding areas of the school district are a fantastic place to raise a family. The schools are excellent and award winning, and the Nyacks and Valley Cottage offer real life diversity and culture. Nyack is like a few blocks in NYC's Village with many different restaurants, Irish pubs, 2 Theater companies, a farmers market, safe streets, art, antiques, music venues, street fairs etc. Not to mention the many parks and community activities that are available for kids of any age, as well as adults.

Can't agree more. Nyack is a great place to live and invest in a property. I know more than few people that moved from NYC to Nyack and other towns like Suffern and Monsey.

what's the deal with Haverstraw in your guys opinions? diverse? good schools?

Nyack and Valley Cottage are nice, but their schools are mediocre. Frogboy was correct in saying that, if schools are a priority, Clarkstown, Pearl River, and So. Orangetown and Nanuet are best...

Actually Dobbo , In Rockland , New Square, being 98% White , and 98% the same religious persuasion (Jewish) is far less "diverse" than any of the towns frogboy mentioned. Same goes for all of Monsey too. But no one would ever make a point of noting that, like they do with Pearl River etc., why is that?

I agree though, Nyack is the most interesting active fun place to be in Rockland. By far.
