Default In need of advice...m

I am so happy to have found this site and am hoping that those of you who "have been there, done that", can offer some sincere advice. Dh and I currently rent in Yonkers, NY. Schools were never an issue for us but now it is because my dd is now school age. As many know, Yonkers' schools are not that great because of the budget cuts etc. After many letters and phone calls, we were lucky to get my dd in a "relatively" good public school (kindergarten) which was rated an 8 on greatschools.net.

Anyway, we need to move from where we are because the apartments are being turned into condos. I definitely do not want to buy anything in Yonkers because of the school district which gets bad in middle school. Westchester County is ridiculously expensive even in this so called "buyers' market". So....we are now thinking that maybe Westchester is not for us and that we should look at Rockland and Orange County. I am a little familiar with Woodbury and Sugar Loaf in Orange County. We have never been to Warwick (Orange County) but it happens to have a fantastic school system as graded in greatschools. We really would like to stay at a bearable driving distance to NYC and obviously, the school district is very important to us.

FYI, we are looking for townhome communities if possible.

What do you all think? Other than NEW CITY in Rockland, are there any other good areas I should look at?

You could look into Putnam and Dutchess counties. Houses in Putnam could be expensive and taxes I know are expensive in Putnam.

Dutchess is lower in taxes and there are some very nice areas. Dutchess county is a pretty big county. I lived there for many years.

I was born in Yonkers NY, I was there a month ago and wow I've noticed some drastic changes.......
