Is that a joke? Purchase, NY is located in among the most expensive parts of the nation. Unless you are talking about a tiny apartment, you won't find anything anywhere near Purchase for under 200K.

"Within 30 minutes" have are essentially talking about much of the tri-state metropolitan New York area. Drive 30 minutes North, West or East, and you might start to find some small condos in that price range.

If you can tolerate a slightly longer drive to Purchase, you can find houses in your price range in Connecticut. Check out the Danbury area, and these are actual houses, not condominiums, where there are some within your preferred price range. Taxes are also a little lower in Connecticut, so that can help to compensate for the increased commute costs.

Danbury is roughly 35-40 miles from Purchase, most of it on I-84 and I-684. This might be more akin to 45-60 minutes travel, though.

You might also find some houses in Carmel, NY and New Fairfield and Bethel in Connecticut, though there might not be an abundant supply around $200k and some might not be in top condition. Carmel is in Putnam County, NY. Also look around Pawling and East Fishkill, NY which are in Dutchess County, NY. The nice thing about Eastern Putnam and Dutchess is that the train goes to White Plains, so if you have a link to your place of business in Purchase in the form of a building shuttle or some such, it can save aggravation and time to take the train. White Plains Station to Purchase is roughly 4 miles. From Pawling and East Fishkill, it would take about an hour to drive, but Pawling is a beautiful area and East Fishkill is also very highly regarded.

Generally, with a Purchase or White Plains commute, you are much better off staying on the east side of the Hudson or going into Connecticut as opposed to Rockland and Orange Counties in New York. This is because of the necessity from those areas to use the Tappan Zee and Cross Westchester Expressway, both of which have horrible rush hour traffic and road construction delays that seem to be perpetual. It's much easier to use I-684, I-84, or I-95 or the Merritt Parkway, that while not immune to traffic delays, are generally not as bad.

While in many communities in the region, $200k does not go that far, expanding your choices a little bit can help you find a house in a good area that's affordable. You might have to hunt a little to find one, but it's not alltogether impossible.

My son will start his first employment out of college in Purchase NY. Any info about apt. rentals in the area would be appreciated. As a young single is he better off in White Plains, are there affordable 1-2 BR apt. rentals in Purchase? Looked online.. and wasn't very encouraging.
