I have got a 4 bed room house on about half acre lot walking distance from a golf course in Northern Minnesota that is for sale for $30,000.00 no I did not miss a zero it is thirty thousand. It meets 3 out of 4 of your points.

Hi!
We live in New Windsor and have 2 kids in the Cornwall schools. We love the Cornwall schools and my kids have done really well in them. When we moved we knew that we didnt want a huge district (which eliminated Monroe/ woodbury and Newburgh) as well as the element that goes along with the Newburgh schools. As for the commute, Its killer. My husband commuted to the North Bronx for one year before taking the cut and finding something local.
275 will get you into something older in cornwall but make sure you look at the taxes. You are paying for the good schools.
If you look in New Windsor just make sure your getting Cornwall schools. I knew someone who thought they were up until a couple of weeks before closing when they were told the the home "actually falls into the Newburgh schools". They walked away from the deal.

Some parts of New Windsor have Washingtonville schools, as well.

Default Narrowing down my selections

OK so I have been able to find a number or homes and townhouses within my range in Chester, Monroe, Warwick, Highland mill, Cornwall and New Windsor.

Can anyone tell me neighborhoods within these cities that I should try to avoid? Perhaps I may have to avoid a whole city.

Just like you, I have been considering Orange County as a viable place to move to. It has been almost a year and I still haven't decided.

One thing I did do is spend a few weekends driving out to the various locations and I advise you do the same. You have to also drive out there during the peak hours both to and fro from where you will be working.

I work in Manhattan and know quite a few co-workers who live in OC. They always seem to be complaining about the commute (especially when gas was $4 bucks last year).

Also try to imagine the commute when its snowing relentlessly in the winter months.
