Wow, I don't see where you're coming from on this one at all. Pottstown has row homes, traffic, and significant crime to go with the welfare dependency, and per city-data 2070 housing units per square mile. Plattsburgh might not be the most prosperous place on the face of the earth, but with the college, lake, and very different old house forms (1591 housing units per square mile), twelve points difference on the cost of living index, very different ethnic and racial backgrounds, and much much different distance from metropolitan America, I frankly don't see this point of comparison.

ki0eh - Since you seem to be familiar with the Philly area, I'd love your take on what areas are most comparable to Plattsburgh. Comparing it to somewhere I know would definitely help.

Bloomsburg and Elizabethtown come to my mind as nearest comparisons in eastern PA. Meaning some influence of the college but not fully given over to the funky or swanky sets.

Like I said, take Pottstown out of metro Philly & put it in the middle of Northern PA & it would be Plattsburgh. As I also stated, Williamsport is very much like Plattsburgh (though bigger), I just wasn't sure if the OP was familiar with Williamsport & tried to relate it to something in the Philly area. Like Plattsburgh, Williamsport has its nice areas & has done well with its colleges but it also has its slums which tend run into the nicer areas. Neither city has much to do which is a shame because they are both the biggest cities in their general area.

Yes Pottstown is different in ways but it is the closest thing to Plattsburgh you will find within a 50 mile radius of Philly. The downtown areas are very similar (in both appearance & lack of things to do). The main difference is that Plattsburgh is something like 93% white & in the middle of nowhere while Pottstown is a little north of 75% white & surrounded by urbanized areas, all the other differences regarding traffic, CDI, crime, architecture, etc are because of the location of the cities.

I will say that Plattsburgh is becoming more diverse and has enough of a Black community too. I think the fact it had an Air Force Base, which like other military bases bring in a diverse community, makes it a bit different than similar communities. I think the proximity to Montreal and Burlington helps, in terms of being close to a cosmopolitan city(Montreal) and a city with a more open vibe(Burlington).
