Hi - my wife an I are looking at a house off of West St in Warwick. What are the locals take on the Chlorine and water treatment plants nearby? Have they hurt resale value at all?

I live in Warwick as well as do a good amount of business in Warwick. I have never had that come up in a transaction, and the avg resale prices of homes in Warwick have been good in the last several years, so I don't expect that to hurt you at all.

Make sure that if you are buying in Warwick, you get information on the new buyer transfer tax to buy into Warwick, it's 3/4% on anything above 100K. (so if you buy something for 250K the tax would be $1125 on top of your closing costs).

Are you looking at the house on the corner of West and Howe? If so that house has great character. I was looking into it as an investment but it wasn't in the cards for me this year.

You say you're form CT? If you've ever been anywhere near Bethel, then Warwick isn't hard to imagine.

It's an old town, sure, but there are lots of unique shops and restaurants in the village, and some more familiar ones like Burger King and Radio Shack. There are always events going on like art festivals and performances by local bands, and there are some historical sights to check out, too. Everything in the village is within walking distance of each other, the whole town has a friendly, artsy atmosphere, making it kid-friendly. The houses are mostly unique and well-kept, and some of the older homes date back to around the time the village was settled.

If there's one thing that's wrong with Warwick, it's that the river flowing through the village center has a tendency to run over after a big storm or when the snow melts, but even that is kept down to a minimum.

*On an aside, there aren't that many young kids running around town, but it depends on when and where you visit. There are usually some kids running around near the library (supervised, of course), especially in the summer.

You people shouldn't be moving to Warwick, really the treasure of downstate NY needs to be preserved.
