I am a Realtor in the Nyack/Piermont area. I also rent/sell Real Estate in Manhattan. In my experience, it is the same kind of person who wants to live in Manhattan who chooses to reside in the River Communitites here in Rockland. You will get a much better deal here and there is a lot to do in NYack/Piermont.Moderator cut: realtor soliciting/please use PM instead
THx.

Hi,
Nyack is a really nice town on the Hudson River. There are parts that are simply beautiful and then there are other parts which perhaps leave a lot to be desired.
If I were moving there, I would really take a look in the Upper Nyack part, that's within the town of Clarkstown. Other parts of Nyack are within the town of Orangeburg. Downtown Nyack really has a mini-city feel, a lot of retail spaces and whatnot.
Prices *really* range in Nyack, so you'd need to pin-point where in Nyack you'd like to live and then you can go from there.
I live in Clarkstown and our utilities are from Orange & Rockland, phone service you can pick (AT&T, Verizon, we use Optimum Voice from Cablevision (our cable & internet provider).
Nyack is really diverse. The most diverse areas would probably be in the downtown area and South Nyack. Upper Nyack isn't so culturally diverse, but it is near by downtown.
I think Nyack is safe overall. Of course there are pockets of trouble, but I wouldn't classify Nyack as unsafe. Again, if *I* were moving here, I would want to look strongly into Upper Nyack. It's the nicest and Clarkstown is SUPER safe (5th safest in the nation).
Cheapest parts of Rockland would probably be in the not-so-nice areas in Nyack, Haverstraw, Spring Valley.
Most expensive would probably be in the towns Clarkstown (composed of smaller villages like New City, West Nyack to name a few), Pearl River and parts of Orangeburg.
Unfortunately (or fortunately, depending on how you look at it) there are no Wal-Mart Super Centers in Rockland Coutny. Rockland only has one Wal-Mart about 20 minutes away up in Suffern and it's fairly small compared to other Wal-Marts (ie: doesn't sell food, tires, any of that stuff). They were trying to build a Super Wal-Mart up in Monsey but it was met with a lot of opposition.
Hope that helps - feel free to ask anything else!

I agree with the posters about Upper Nyack;also the Hook (as the locals call it) is a beautiful Hudson river walk at the end of Broadway. Walking in town is funky and laid back at the same time. South Nyack is pretty too, however, with the future question on what to do with the the Tappan Zee bridge, many people are concerned what will happen to sections of S. Nyack.
Nyack reminds me of a West Village on the water.
The restaurants are plentiful and excellent - comparable to Manhattan IMHO. The bars and pubs have something for everybody.
Its a fun little hub in suburbia.
Good Luck.
