I was going to say that maybe you can look for something south of Ithaca in either Chemung or Schuyler Counties too. Places around Watkins Glen, Odessa, Montour Falls or maybe even Horseheads could work. Northern Tioga County in say the Spencer-Van Etten or Candor areas might work too.
I'm kind of surprised that you couldn't find something that you are looking for in towns like Dryden, Groton, Danby, parts of Lansing, Enfield, Ulysses or Newfield.

are thoose towns a shorter commute? is that why you mention?
So whats the consensus is it crazy to try to commute into town daily or not that bad??

Those towns all surround the [very, very small city of] Cortland. People are helping you find a good halfway point, the reason being that 40 minutes away could take you through any number of hills and small towns and different road conditions... in the winter, your 40-minute commute would easily be an hour+. If you live halfway between Syracuse and Ithaca, you can get to either easily and Syracuse VERY easily, since it's on the very well-maintained I-81. In no more than half an hour. It's a much better mental hurdle. Hour-long commutes here are nearly unheard of... there's absolutely no need for it.
Towns are being suggested also, I suspect, because your inability to find a home with just a little acreage for under $200 is honestly baffling. Not your fault, of course, but these towns listed are nearly twice as close to Ithaca and you'll be able to easily find the kind of property you're looking for.  In short, these towns are all fairly close together - all rural, all small, all easily affordable (far, far under $200K), all much, much closer than a 40 minute commute. Good luck!

I went to school in Dryden and worked in Cortland. It was a 15 minute drive at most. But some days in the winter it was near impossible to make the drive in. Also, if you're coming from the Dryden/Cortland area and take rt 13 into Ithaca, you go straight down a hill. Its fine in the summer. A little scary in the winter.
